Why choose a Garden Office?

A room that ends the working day

The problem with working from a spare bedroom is not the desk. It is that the job never leaves the house. A garden office puts a door and a few metres of lawn between work and home, which is the part people tell us made the difference once they had one.

It also gives you the room back. A garden office does not cost you a bedroom, a dining table or the corner of a landing, and unlike a loft conversion or a rear extension it does not mean living on a building site. Our installation team is on site for around seven days, and because the buildings are modular and built from SIP panels we can usually bring them through narrow side access, or through the house where there is no other route.

It arrives wired for actual work

This is where most garden buildings quietly fall short. A summerhouse with a socket in it is not an office.

Every building is pre-wired before it reaches you, with a minimum of three flush fit electrical sockets, three ethernet sockets and its own domestic fuse box. The ethernet matters more than people expect. Wi-Fi travelling from the house, across a garden and through an insulated wall is exactly the situation where video calls start to drop, and a wired connection removes the problem rather than working around it with a mesh extender.

If you want more sockets, or them in particular places because you already know where the desk is going, your project manager will go through that with you before installation rather than after.

Which size suits how you actually work

Most people over-think the style and under-think the footprint. The honest guide:

• View 3, 3.2m x 3m, from £24,500. One desk, a chair, a bookcase and room to push back from the desk without hitting the wall. Right if you work alone and mostly on a laptop.
• View 5, 5m x 3m, 15m², from £36,100. A desk plus a second chair someone can genuinely sit in, or a desk with a printer and storage. The 3.5m of double glazed doors is what stops a room this size feeling like a box. This is the size most home workers end up wanting.
• View 7, 7m x 3m, 21m², from £44,100. Two people working at once, or one person who needs a desk at one end and a meeting area at the other.

Warm enough in January to be worth the money

A garden office you stop using in November is an expensive shed. Every building is fully insulated and comes with SMART heating panels as standard rather than as an upgrade, and the walls are SIP panels rather than a timber frame with a little wool in it.

Inside, it is finished like a room in your house: fully plastered and left painted matt white, so you can decorate it however you like, and you can put up shelves or hang a monitor arm exactly as you would on any stud wall at home.

Planning permission, honestly

In most cases a garden office does not need planning permission, because it falls under permitted development as an outbuilding used incidentally to the house, and our buildings are designed with those limits in mind.

It is worth knowing where that changes, because these situations are not rare:

• Listed buildings, conservation areas, National Parks, Areas of Outstanding Natural Beauty and other designated land all carry tighter rules.
• Flats and maisonettes do not have the same permitted development rights as houses.
• If the building would cover more than half the garden, or sit forward of the main elevation of the house, permitted development does not apply.
• A garden room used as separate living accommodation is a different question and normally does need permission. That applies to annexes, not to an office you work in during the day.

We check all of this at the free site survey before anything is ordered, so you find out before you commit rather than after.

What the price includes

Garden offices start at £24,500 and the price you are quoted is the delivered and installed cost. That includes the foundations, which are ground screws rather than a concrete base, so there is no separate groundworks bill, no waiting for a slab to cure, and no reason to push the job back to a drier month. Ground screws also level a sloping garden in most cases, and that is in the quote too.

Included as standard: premium cedar cladding, the plastered and painted interior, LED lighting, premium flooring, SMART heating, and the electrical and ethernet sockets. The two things not automatically included are decking beyond the standard option and any plumbing, and both can be arranged if you tell us before installation.
